Overview:
A Singapore-based Project Management role with a potential successor to the current Head – Design, responsible for leading and managing the design team, ensuring the successful execution of design strategies and projects. This role requires a blend of project management expertise and a strong understanding of design principles to maintain and elevate design excellence within the organization.
Key Responsibilities:
Project Management
- Collaborate with Business Development, Marketing, and consultants to formulate design briefs, identify development options, and enhance land resources.
- Prepare cost structures with quantity surveyors, manage project monitoring systems, and shortlist consultants with proven expertise.
- Oversee the submission, evaluation, and selection of design proposals, ensuring alignment with project goals and management approval.
- Handle consultant appointments, service agreements, and integrate structural, architectural, and M&E services during design development.
- Coordinate cost planning, monitor tender documents, and ensure compliance with buildability, market expectations, and authorities' requirements.
- Work closely with the marketing team to define saleable areas and collaborate with consultants to pre-qualify contractors.
- Manage tender interviews, negotiate with tenderers, and provide recommendations for tender awards.
- Motivate contractors, consultants, and site staff to adhere to schedules, implement quality assurance, and mediate conflicts with authorities and customers.
- Oversee rectification works, inspections, approvals, and the orderly handover of units to customers, ensuring thorough documentation of testing, commissioning, and contractual guarantees.
Design Development
- Establish and enforce design standards to ensure consistency and quality across all projects while staying updated on industry trends and incorporating innovative design concepts.
- Collaborate with internal and external stakeholders, including architects, contractors, and clients, to understand project requirements, present design concepts, and ensure alignment with project goals.
- Ensure all designs comply with local building codes, regulations, and zoning requirements, and provide input on design feasibility studies related to land acquisition and use in collaboration with the asset/investment/business team.
Sustainability Integration and Reporting:
- Integrate sustainability principles into design and construction processes.
- Develop and implement sustainability initiatives and frameworks for projects in accordance with HQ direction.
- Collect and analyze data for sustainability reporting, ensuring compliance with organizational and regulatory requirements.
Leadership and Management
- Provide leadership, foster a collaborative environment, and mentor project teams.
- Communicate goals, progress, and expectations clearly to stakeholders.
- Implement effective problem-solving strategies and decision-making processes.
Qualifications:
- At least a Singapore-recognized Bachelor’s degree in Architecture (A Master's degree is preferred).
- Minimum 15 years of managerial experience in real estate development, specializing in design and project management of large-scale mixed-use luxury residential, hotel, and Grade A office projects in Singapore.
- Proven track record of managing projects from conception to completion, with expertise in construction processes, design development, and feasibility studies.
- Strong leadership, negotiation, and communication skills, with the ability to manage multiple stakeholders and coordinate across departments and with external consultants.
- Proficiency in design software, project management tools, and a solid understanding of local building codes, regulations, and zoning requirements.
