Responsibility
- Lead the Asset Enhancement Initiative project team, including conducting the feasibility study in compliance with local code requirements, preparing the scope of work in line with mall design and preliminary cost estimates
- Liaise with authorities, consultants and contractors in project management
- Develop engineering strategies to improve retail mall operations and oversee daily operation
- Strategise energy and cost-saving measures, including managing term contract renewals and purchases to ensure cost synergy
- Plan short and long-term CAPEX, prepare OPEX/CAPEX budget
- Set benchmarks for monitoring the performance of key contractors, including regular audits to ensure that expected standards are adhered to
- Resolve incidents, implement processes and monitor activities in a timely and effective manner
- Review and update the building specifications and support the Leasing Department by providing the base M&E specifications for existing and reconfigured shop units
- Review SOP, revise, enhance and update if necessary to align with operational requirement
Qualifications/Requirements
- Bachelor Degree in Mechanical & Electrical Engineering, Building/Facilities/Real Estate
- Minimum 10 years of experience in leading a building operations team in large property companies, preferably in a retail mall
- Sound knowledge of authority codes of practice and submission procedure
- Good facilities management experience and strong M&E background. Good knowledge of processes and submissions to various authorities with regards to building works and maintenance
- Possess strong leadership skills and able to interact with staff at all levels
- Possess a high degree of initiative, tactfulness and strategic thinking
- Possesses excellent verbal and written and communication skills. Good network of contacts with both the private and public sectors
- Proficient with MS Office applications
- SCEM/ GMFM / FSM will be an added advantage
