Who you are:

  • You are the driving force behind the success of our development projects and team. You possess a unique blend of strategy planning, operational expertise, and leadership acumen that enables you to expertly manage all aspects of our development projects from conception to completion.
  • You have a deep understanding of the Singapore real estate industry, as well as possessing a keen eye for identifying emerging trends and opportunities regionally and globally.
  • You have proven experience in crafting and executing effective sales and marketing strategies to outperform revenue and sales pace targets .
  • Your extensive experience in project management allows you to drive progress throughout the lifecycle of the project, from design development to tender award to construction commencement to final completion, handover and defects management and, ensuring that every project is executed with precision, within budget, on schedule and to the highest quality standards of excellence.
  • You possess good financial management skills, enabling you to comfortably develop and manage P&L and cashflow budgets, forecast revenue, and control project costs effectively.

What You’ll Be Doing:

Sales and Marketing: Developing sales and marketing strategies and leading the successful launch and sell out of new projects

  • Leading the concept and design development phase with CEO to create standout products
  • Forecasting and developing annual sales targets for various developments by analysing market trends, dynamics and results, refining pricing strategies and selling prices, and monitoring competition supply and demand.
  • Managing annual sales and marketing budgets, scheduling expenditures, analysing variances, and initiating corrective actions to optimise cost effectiveness.
  • Leading the appointment, training, and management of sales agent teams to achieve target pricing and sales momentum

Project Management: Making the best decisions to ensure that projects are completed on time, within cost, and to a high quality

  • Lead project team to develop tender package, drawings and specifications, and call, evaluate and award tender to main contractor, consultants and other vendors
  • Responsible for overall construction progress, managing authorities, consultants, and contractor
  • Maintaining TOP/CSC clearance schedule and driving progress
  • Ensuring proper coordination of consultants’ and contractors’ drawings and information provided during pre-construction, construction and post-construction stages
  • Managing the application for subdivision, final survey and completion of the transfer of ownership of units
  • Ensuring successful and smooth handover to buyer and appointed Management Agent (if any)

Facilities Management: Minimising defects and/or ensure proper and timely defects rectifications

  • Working with the Project & Facilities team and contractor to agree preventative steps to minimise defects during construction phase
  • Managing defects snagging during construction and following up on progress of rectifications
  • Maintenance of sales gallery, showflats, in-situ show units and past completed developments

Team development and performance management

  • Managing and mentoring the team, ensuring high engagement and quality of team output, and behaviours consistent with our core values
  • Ensure that each team member understands the company’s vision and values and their roles within the Aurum Land team
  • Ensuring quality control of team output
  • Performance management including recruitment and termination of team members

Financial Management

  • Ensure achievement of target profitability through regular review and update of sales revenue vis-a-vis costs and timelines, including making recommendations on areas for improvement to drive cost efficiencies and/or boost revenue including value engineering
  • Working with the Finance Manager to provide timely, accurate, and complete reports on the cash flow and profitability of the projects
  • Managing overall project budget

Land acquisition

  • Working with the Corporate Development team on design and financial feasibility for acquisition of new projects

What you’ll bring to the table:

  • At least 10 years of experience in real estate development, with a developer, consultant and / or contractor, with a strong background in project management, sales and marketing, and team development.
  • MBA or Bachelor’s Degree in Architecture, Real Estate, Project Management, or a related field is preferred.
  • Strong written and verbal communication skills, with the ability to effectively digest and convey complex information simply to non-technical stakeholders
  • Exceptional prioritisation skills and agility, being able to juggle multiple competing priorities and go into the details yet still see the wood from the trees and know exactly where to focus the time and energy of yourself and your team
  • Ability to work independently, as well as with other team members within and outside our own organisation
  • Clear and critical thinking, good judgement and balanced decision making even under pressure
  • Strong familiarity with G Suite applications (Gmail, Google Drive / Docs / Slides / Sheets / Calendar
