JOB DESCRIPTION:
Manage Comprehensive Building Systems Oversee the entire building, focusing on Mechanical, Electrical and Fire Alarm systems. This involves routine maintenance, efficiency tests, equipment repairs, and recommending upgrades when necessary. Collaborate effectively with Term contractors.
Evaluate work procedures for verifying whether they are compiled with the BCA, SCDF, PUB, MOM, EMA regulations.
Practical experience with management of subcontractors, scheduling resolving, and negotiating skills.
Review all contract agreement.
Assisting Property Manager to manage documentation flow for contractor’s payment claim.
Liaising with respective vendors/ contractors on their invoices and payment claims to the client. (Ad hoc & Routine).
Assisting Property Manager in keeping client budget and expenditure records.
Assist the Property Manager with the preparation of documentation e.g. contractor service reports and contractor invoices/claims for Client internal and external audits.
Preparation and submission of monthly management reports and MA fee claims.
Assist the Property Manager to track the invoices submitted to the User / Client.
Assist the Property Manager to prepare and update tracking payments for User / Client.
To liaise with HR on the Work Permit renewal, OT and other matters pertaining to workers matters.
Assist the Property Manager with any administrative duties e.g. petty cash consolidation, worker claims (if any), arrangement of office stationaries, vendor servicing for photocopier machine, etc.
Should be access the SAP, ARIBA networking & SESAMi portal.
Preparing Electrical reading calculation.
Requirements:
Diploma Level with at least five (5) years of relevant working experience.
Knowledge of office management systems and procedures
Proficiency in MS Office (MS Excel and MS PowerPoint, in particular)
Excellent time management skills and the ability to prioritize work
Attention to detail and problem-solving skills
Excellent written and verbal communication skills
Strong organizational skills with the ability to multi-task
Able to join within short notice.
