Their role is critical during building design/development phase that spans a variety of tasks aimed at preserving the functionality, safety, security and efficiency operation of a facility.Roles and ResponsibilitiesFacility Maintenance and Management:
  • Develop, size-up & design efficient building systems and equipment, including HVAC, electrical, plumbing, and mechanical systems with the building designer
  • Perform routine oversight on building systems design to ensure equipment are sized to accommodate current & future state service requirements.
  • Ensure that all building design are conducted in accordance with safety regulations and industry standards.
  • Develop equipment life cycle studies to minimize downtime and extend the life of equipment and systems. · Building Design Oversight and Coordination
  • Oversee design/development related to facility services flow, labor/process movement efficacy,
  • Coordinate with contractors, architects, and CS/M&E engineers to ensure that design/development activities align with project specifications and timelines.
  • Review and approve design plans, drawings, and specifications to ensure they meet operational and maintenance requirements.
  • Monitor design/development progress and address any issues that arise during the project. · Building Systems Management
  • Design/development of all building systems with the building designer, ensuring they function efficiently and effectively.
  • Implement energy management strategies to optimize the performance of building systems and reduce energy consumption.
  • Implement building automation systems (BAS) for controlling and optimizing HVAC, lighting, and other systems at the design stage. · Safety and Compliance
  • Ensure that all facility operations comply with local, state, and federal regulations, including safety, environmental, and building codes.
  • Conduct audits on building design to identify potential hazards and implement corrective actions. o Approves fire protection systems, including fire alarms, sprinklers, and emergency lighting, to ensure they are in proper compliant with FM Global requirements. · Space Management and Planning
  • Plan and optimize the use of space within the facility at design phase to meet operational needs. o Coordinate space allocation for offices, production areas, storage, and other functional spaces.
  • Assist in the planning and execution of facility layout changes, including office relocations and reconfigurations. · Sustainability and Environmental Management
  • Incorporate sustainability initiatives into building design to reduce the facility’s environmental footprint, such as waste reduction, water conservation, and energy efficiency programs.
  • Ensure compliance with environmental regulations and certifications, such as LEED & Greenmark. Documentation and Reporting
  • Develop BMS system to maintain accurate records of maintenance activities, equipment performance, and system deficiencies.
  • Prepare regular reports of Change Orders on facility, maintenance, and project progress for management.
  • Document all modifications, changes to design, and upgrades made to building systems and infrastructure.
  • Evaluate and improve maintenance in the design phase to increase efficiency and effectiveness. o Stay up-to-date with industry trends, new technologies, and best practices in facility design.
  • Implement new tools, technologies, and processes to enhance the performance and reliability of building systems in design/development
Qualification and EducationRequirements
  • Bachelors / Masters in Engineering, Facilities Management or related fields with relevant legally required certifications.
  • At least 10 years of relevant experience, preferably in manufacturing environment.
  • Preferred Skills (if any):
  • Minimum of 5 years in a managerial or similar role.
  • Licensed Electrical Worker.
  • Singapore Certified Energy Manager. · ISO 140001 and 50001 Auditor.
  • Draftsman / Blueprint skills.
  • LSS Green Belt or equivalent.
  • Water Efficiency Manager.
