JOB DESCRIPTIONJob PurposeThis is a key role, working closely with the Head of Portfolio Management, Keppel DC REIT, which focuses on monitoring, analysing, anticipating and optimising asset/portfolio performance to drive long-term performance and resilience of the portfolio. The key objectives of this role will be to contribute to the successful delivery of consistent performance and distribution to Keppel DC REIT’s Unitholders, maximizing risk-adjusted investment returns.The role provides opportunities for driven individuals to be exposed to and collaborate with cross-functional teams including colleagues from the asset management, investor relations and sustainability, investments and finance departments. to develop cross functional skill sets and leadership capabilities.JOB REQUIREMENTS1. Portfolio reporting and analysisResponsibilities include taking a leading role on:
  • Preparation of quarterly board meeting and results documents and trustee reports.
  • Ensuring monthly portfolio look-through, incidents and sustainability reports are prepared, cleared and submitted on time.
  • Working with the asset management and finance teams to track and review annual asset budgets (e.g. capital expenditures), and the analysis of variances against portfolio level forecasts.
  • Competitor benchmarking and analysis.
  • Ongoing monitoring of market, sustainability and Health and Safety (HSE) related news that could affect the assets under management, highlighting key topics internally where relevant.
  • Coordinating annual workplace safety visits for senior management (with the assistance of the Asset Managers).
  • Ensuring ongoing compliance with the Group’s compliance and risk management policies / processes, working with the Asset Management team to drive the target for zero control breaches/audit findings.
2. Spearheading sustainability initiatives which include:
  • Collation and submission of ESG benchmarking initiatives (e.g. GRESB).
  • Monitoring, reporting and review of sustainability targets.
  • Working closely with the asset and facility management teams to consolidate and review efficiency metrics (e.g. PUE) and to assess and propose green initiatives (e.g. renewable energy, green rating) for implementation.
  • Preparing (working with consultants and internal stakeholders) sustainability reporting and monitoring measures.
3. Taking a leading role in coordinating, managing, and reviewing (together with various internal stakeholders)
  • Annual assets’ valuation and hold-sell analysis
  • Annual insurance adequacy and renewal
  • Annual internal audit
  • Annual report
  • Technical audit (where relevant)
4. Planning the Annual Strategy meeting with the Board.Responsibilities include
  • Coordination with the various internal departments (e.g. Asset Management, Finance, Investments, and Investor Relations) for presentations.
  • Coordinating with external consultants or guest speakers on portfolio strategy or market / industry related presentations where relevant.
5. Supporting special projects assigned which include
  • Portfolio wide systems integration
  • Investments and divestments
  • Strategic asset management projects
6. Ad hoc support on portfolio related matters including
  • Q&As / presentations for investor meetings.
  • Participating in due diligence and/or acquisition support (e.g. circulars / review of announcements etc.)
