Job Description

This is a key role within Keppel DC REIT’s Portfolio Management Department, which focuses on monitoring, analysing, anticipating and optimising asset/portfolio performance to drive long-term performance and resilience of the portfolio. The key objectives of this role will be to support and contribute to the successful delivery of consistent performance and distribution to Keppel DC REIT’s Unitholders, maximizing risk-adjusted investment returns.

The role provides opportunities for driven individuals to be exposed to and collaborate with cross-functional teams including colleagues from the asset management, investor relations and sustainability, investments and finance departments, to develop cross-functional skill sets.

Scope of Work

  • Portfolio reporting and analysis.

Responsibilities Include Assisting In The

  • Preparation of quarterly board and results documents and trustee reports.
  • Preparation of monthly portfolio look-through, incidents and sustainability reports.
  • Tracking and reviewing annual asset budgets (e.g. capital expenditures) and the analysis of variances against portfolio level forecasts.
  • Monitoring industry and competitor news for benchmarking and analysis.
  • Monitoring market, sustainability and Health and Safety (HSE) related news that could affect the assets under management, highlighting key topics internally where relevant.
  • Coordinating annual workplace safety visits for senior management (with the assistance of the Asset Managers).
  • Ongoing compliance with the Group’s compliance and risk management policies / processes, working with the Asset Management team to drive the target for zero control breaches/audit findings.
  • Sustainability initiatives which include supporting the:
  • Collation and submission of ESG benchmarking initiatives (e.g. GRESB).
  • Monitoring, reporting and review of sustainability targets.
  • Consolidation and review of efficiency metrics (e.g. PUE) and work closely with the asset and facility managers to assess and propose green initiatives (e.g. renewable energy, green rating) for implementation.
  • Preparation of sustainability reporting and monitoring measures.
  • Coordinating, managing, and reviewing (together with various internal stakeholders)
  • Annual assets’ valuation and hold-sell analysis
  • Annual insurance adequacy and renewal
  • Annual internal audit
  • Annual report
  • Technical audit (where relevant)
  • Planning the Annual Strategy meeting with the Board

Responsibilities Include

  • Coordination with the various internal departments (e.g. Asset Management, Finance, Investments, and Investor Relations) for presentations.
  • Coordinating with external consultants or guest speakers on portfolio strategy or market / industry related presentations where relevant.
  • Supporting special projects assigned which include
  • Portfolio wide systems integration
  • Investments and divestments
  • Strategic asset management projects
  • Ad hoc support on portfolio related matters including
  • Q&As / presentations for investor meetings.
  • Participating in due diligence and/or acquisition support (e.g. circulars / review of announcements etc.) if needed
