- Oversee and ensure that all assigned tasks, routine maintenance, repairs, and replacement works undertaken by the M&E team are executed efficiently and on schedule.
- Conduct inspections, troubleshooting, preventive, and corrective maintenance for various systems, including air-conditioning & mechanical ventilation, electrical (power & lighting), fire protection, building management, plumbing, and sanitary systems.
- Perform regular facility inspections to confirm that all M&E infrastructure is in good condition, following up with necessary rectifications or recommendations.
- Supervise and assess vendors and M&E technicians, ensuring that all maintenance, repair, and replacement services are carried out as per scope and in compliance with EHS regulations.
- Read, interpret, and draft basic M&E designs and technical drawings, as well as review plans submitted by tenants for renovation and reinstatement works.
- Coordinate with contractors on maintenance and rectification work, certify job completion, and continuously evaluate vendor performance to enhance service quality.
- Ensure that all contracted works adhere to specifications and statutory requirements.
- Prepare and process purchase requisitions and purchase orders, along with accurate maintenance and incident reports.
- Verify attendance records of M&E technicians and contracted staff, documenting any instances of non-compliance.
- Organize and attend meetings with key service providers and contractors, prepare/review meeting minutes, and follow up on pending action items.
- Maintain comprehensive records and documentation related to building M&E operations.
- Manage the use of common amenities and facilities, ensuring proper oversight of emergencies.
- Handle and document walk-in or telephone inquiries, feedback, and complaints, following up with appropriate solutions.
- Foster strong tenant relationships by addressing feedback and managing M&E service requests.
- Assist in M&E upgrading projects, offering practical on-site engineering solutions.
- Conduct daily health checks on non-critical and critical facilities, generating first incident reports and escalations as needed.
- Support the development and implementation of operational procedures and cost-control strategies to improve efficiency and reduce maintenance expenses.
- Review and manage fit-out, renovation, and reinstatement works, ensuring tenant compliance with building regulations.Key Requirements:
- Diploma/Degree in Mechanical or Electrical Engineering with a minimum of 5 years of relevant experience.
- Strong analytical skills, ability to work independently, and meet tight deadlines.
- High level of initiative, along with strong interpersonal and communication skills.
