Supply Sourcing Intern

Department: Property Acquisitions & Development

Location: Singapore

Reports to: CEO/ Chief of Staff

We are seeking a proactive and detail-oriented Supply Sourcing Intern to join our Prop-Co team. In this role, you will be responsible for sourcing, evaluating, and securing potential shophouse properties for acquisition, investment, and development. You will work closely with the acquisitions and development team to identify strategic opportunities, build relationships with key stakeholders, and facilitate the acquisition process.

Key Responsibilities:

1. Property Sourcing & Acquisition (50%):

  • Identify and source potential shophouse properties through market research, networking, and direct outreach to owners, brokers, and other stakeholders.
  • Conduct door-knocking for deals on a consistent tracked manner, and generate at least 2-3 good potential leads every month.
  • Evaluate potential properties for investment based on key criteria such as location, price, size, and market trends together with the team.
  • Monitor and assess the shophouse market trends and developments to inform sourcing strategies.

2. Due Diligence & Market Analysis (20%):

  • Prepare reports and presentations on property opportunities, including market trends, potential value, and investment returns.
  • Conduct preliminary due diligence and assist with legal and financial evaluations to determine the viability of each opportunity.

3. Negotiation & Deal Structuring (20%):

  • Negotiate acquisition terms, pricing, and contracts with property owners to secure favourable deals for the company.
  • Collaborate with legal and finance teams to ensure all acquisition terms and conditions align with company objectives and risk management policies.
  • Assist in coordinating the acquisition process, ensuring timely and efficient completion.

4. Documentation & Reporting (10%):

  • Maintain accurate records of all sourcing and acquisition activities, including property details, pricing, and communication with stakeholders.
  • Assist in the preparation of presentations, financial models, and reports for internal and external stakeholders.
  • Provide ongoing support in managing the acquisition pipeline and tracking progress on active deals.

Requirements:

  • Currently pursuing a degree in Real Estate, Property Management, Business Administration, or a related field is preferred.
  • Enthusiastic in conducting cold outreach and door knocking to gather leads.
  • Possess strong analytical skills and a keen eye for detail
  • Excellent negotiation and communication skills
  • Able to converse well in English and another language
  • Ability to work independently, prioritize tasks, and meet deadlines in a fast-paced environment.
  • Has a proactive, solution-oriented mindset with the ability to work effectively in a team setting.
