This role requires a strong understanding of building construction costs, internal decoration estimates, and financial feasibility assessments. The executive will be responsible for assisting with project evaluations, cost estimations, and determining the financial viability of potential projects by analyzing key metrics such as Internal Rate of Return (IRR) and Return on Investment (ROI). The ideal candidate should possess a mix of construction knowledge, financial acumen, and strong organizational skills to support business growth and ensure project feasibility.
Main Responsibilities
1. Cost Estimation & Analysis:
- Assist in preparing detailed cost estimates for dormitory and hostel construction projects, including both building and internal decoration.
- Work closely with contractors, architects, and project managers to gather relevant data for accurate cost forecasting.
- Develop cost breakdowns that include labour, materials, permits, and other construction related expenses.
- Analyze and update cost estimates based on changing project requirements or market conditions.
2. Feasibility Studies:
- Help evaluate the financial feasibility of new dormitory and hostel projects by assisting in the calculation of IRR (Internal Rate of Return) and ROI (Return on Investment).
- Support the Business Development Manager in determining whether a proposed project is viable, based on profitability and financial targets.
- Assist in the preparation of financial models, cash flow projections, and budget analysis to assess project performance.
3. Market Research & Competitor Analysis:
- Conduct research to understand the current market trends, competitor pricing, and demand for dormitory/hostel spaces.
- Analyze market data and generate reports to assist the Business Development Manager in making informed decisions about new investments or expansion opportunities.
4. Collaboration with Internal Teams:
- Work alongside the design, construction, and operations teams to ensure that all aspects of the projects align with cost projections and timelines.
- Coordinate with project managers to track the progress of ongoing projects and ensure cost control measures are in place.
5. Documentation & Reporting:
- Assist in preparing detailed reports, presentations, and proposals for stakeholders, including internal teams, potential investors, and partners.
- Maintain and update records of cost estimates, feasibility analyses, and project budgets.
- Prepare regular updates on the financial status of current and potential projects, including cost overruns, savings, or changes in the project scope.
6. Financial Analysis & Budgeting:
- Support in managing project budgets, ensuring that costs remain within approved limits.
- Provide insights on cost saving opportunities without compromising quality or project timelines.
- Help develop pricing models for potential new hostel and dormitory facilities, taking into account market conditions, construction costs, and return expectations.
Requirements
- Degree in fields relating to Construction Management, Civil Engineering, Quantity Surveying, Building Construction Technology, Cost Management & Estimating, Project Management, and/or Business/Financial Management
- Strong understanding of construction cost estimation, project budgeting, and financial analysis
- Proficiency in MS Excel (for financial modeling, budgeting, and analysis) and other construction management software (e.g., AutoCAD, MS Project)
- Good written and verbal communication skills
- Analytical mindset for data interpretation and strategy refinement
- Effective project management, organizational, and time management skills
- Ability to work independently and as part of a team
