Job Summary

Responsible for the proper maintenance of Building Facilities and its associated equipment

Responsible for successful execution of adhoc projects

Job Responsibilities

Managing

  • Smooth operations of all building facility equipment.
  • Manage all building assets and service contractors to ensure timely PM within scheduled month.
  • Ensure and work on improvement projects within an annual maintenance cycle.
  • Perform first line troubleshooting and recommends actions.
  • Act as first line site investigations for fire alarm activation
  • Manage cleanroom cleaning, mass wipe down, sterilisation and gown and shoe washing
  • Manage contractor safety
  • Ensure critical asset readiness

Operations

  • Operate, check and sign off on all service reports for the following assets:
  • Chiller, Cooling towers, condenser water and chilled water pumps, make up tank and Newater system
  • Air conditioner filter washing and changing including server room CRAU units
  • Check and sign off daily cleaner’s record logs
  • Building Management Systems (BMS)
  • Toilet assets, flushing system and flooring
  • Portable water system and annual cleaning
  • Fire protection systems, Fire hydrants, fire extinguishers, hose reels, dry risers and sprinklers systems
  • Smoke detector and sensor testing at AHU and PUB transformer yard and switching rooms
  • Server room FM 200 systems
  • Mechanical and Electrical servicing including tripping handling, meeting rooms blind systems
  • Mechanical Fresh air fan and exhaust fans
  • Lift operations and maintenance
  • Phone system patching
  • CCTV, EM locks, PA system and vehicle barrier system
  • Testing of generator including monitoring diesel supply
  • UPS system and battery checks including external bypass system
  • All lighting fixtures, timers, motion sensors within the building and its perimeters
  • Third party verification of cleanroom display boards, lighting protection test and IR imaging test annually
  • Fume scrubber and pH maintenance
  • Write new and update Work instructions (WIs) and update record forms
  • Update drawings
  • Maintain and issue keys
  • Records all daily utilities consumptions
  • Maintain records to satisfy ISO 14001 requirements
  • Monitor BMS issued daily SMS alarms
  • Maintains record keeping for service reports
  • Attends to internal and external audits
  • Maintain all activities in Log Book
  • Collate all critical equipment reliability and water treatment data

Personnel

  • Establish skills training to perform higher level tasks
  • Standby to tackle any off office hour emergencies and request
  • Maintains good working relationship with in house contractors and external vendors
  • Work with all affected stakeholders and assist in admin requests

Site/Safety

  • Ensure contractors execute all works according to PTW requirements
  • Assist in emergency mechanical and staircase pressurisation fans readiness
  • Assist in Fire Certificate testing and recording
  • Tests all EXIT lightings and emergency backup lightings
  • Performs downloading of CCTV footages requests
  • Assist in lift testing and load testing
  • Assist in first line fire alarm activation investigation
  • Sits in WSH committee and acts as fire warden

Planning

  • Maintains spare inventory and makes reorder level
  • Calls for RFQ for PM works and service
  • Plan and coordinate adhoc maintenance works

Job Requirements

  • Minimum ITE qualifications with 2 years working experience
  • Knowledge and understanding of Cleanroom protocols will be an added advantage
  • Able to perform additional tasks on weekends and standby duties
  • Good interpersonal relationship and communication with contractors
  • Able to produce simple reports and email communications
  • Good understanding of WSH rules and ISO 14001 requirements
