POSITION: Business Analyst / Associate – ESR Chief Investment Officer (Based in Singapore)

SUMMARY:

ESR is seeking a motivated individual for the role of Business Analyst/Associate within the Group Chief Investment Office (CIO). Reporting to the Senior Director FM & Capital, this role is essential for supporting and coordinating activities of the Group CIO team. The primary focus of this team is on capital raising, fund management, investments and research.

The candidate will play a crucial key role in supporting the team’s commercial activities by:

  • Coordinating & managing non-commercial projects and processes within the CIO team.
  • Analyzing and reporting to various stakeholders on business outcomes and targets.

This role involves close collaboration with the Global Fund Management and Capital teams, as well as the Group Operations, IT, Finance and Marketing/Communications departments.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Budget Management: Track and manage budgets/targets for capital-raising activities, ensuring alignment with organizational financial objectives.
  • Stakeholder Reporting: Develop reporting materials for key stakeholders, such as the Executive Committee and Group Board, on topics including capital-raising progress, budgets, strategic plans, and fund performance.
  • Performance Tracking: Prepare and maintain detailed track record information at both fund and asset levels for internal and external use.
  • Risk Monitoring: Coordinate quarterly discussions with local fund management teams on fund/asset performance, analyse key metrics, and provide actionable insights.
  • Technology Advancement: Enhance usage of the company’s CRM system and other systems/tools to streamline and optimize business functions.
  • Basic Research/Portfolio Analytics Support: Collect real estate market and ESR operational data, create analytical output to support decision making. Support advancing of ESRs in-house data gathering tools and reporting dashboards, in close collaboration with the Operations and IT teams.
  • Vendor Management: Oversee and manage relationships and contracts with external service providers (e.g., research firms and database providers).
  • Investment Approvals: Support the ESR Investment Committee approval process.

Requirements

QUALIFICATIONS:

  • Bachelor’s degree in Business, Management, Economics, or a related field;
  • At least 2-3 years (Analyst level), 3-5 years (Senior Analyst level) or 5-7 years (Associate level) experience in a real estate investment manager, investment bank or private equity fund manager.
  • Prior experience in the real estate investment management industry is preferred.
  • Proficiency in Microsoft Excel, Word, and PowerPoint.
  • Familiarity with AI tools (e.g., Co-Pilot/ChatGPT), BI tools; basic coding experience is preferred.
