Source for accommodations and deal with housing agents or dormitory operators including negotiation for the best rental and renewals.
To manage assignments of housing or dormitories with Area/Operations Managers to achieve and optimise occupancies rate.
To control, manage, and optimise all costs and expenses management with Area/Operations Managers.
Coordinate and liaise with HR Business Partner (HRBP) and/or Area/Operations Manager assigned to work with the Accommodation Coordinator on all accommodation matters and issues.
To brief tenants on house rules, terms and conditions and proper maintenance of accommodation during tenure.
To provide a schedule and be involve in quarterly inspection of foreign workers’ accommodation with Operations and preparation of reports and submit to Area/Operations Managers, Operations Director and Head, HR/HR Manager.
To take disciplinary action against non-compliance, if necessary, with Area/Operations Manager.
Prepare payment request for housing deposit, rental for renewal or new unit, and to any handyman if repair is required through HRBP.
Assist in opening of new SP account for new property.
Assist in reviewing tenancy agreement with housing agencies for housing (include meeting the Landlord to update on HDB portal through HRBP when there is change in workers particulars) and getting endorsement of agreement by Area/Operations Manager before seeking approval from Head. HR & Admin.
Handing and taking over property. Includes taking Videos and Photos of the property.
Arrange to purchase Mattress with Bed frame for tenant, inclusive of preparation of payment request with Finance.
Arrange any cleaning if tenant did not clear up after moving out, inclusive of preparation of payment request with Finance.
Arrange any disposal of leftover items that tenant did not clear up after moving out, inclusive of preparation of payment request or process any deduction from deposit by the landlord, and back charge to the operations site.
