Job Description
You will be part of the Retail leasing team based in Singapore, responsible for formulating and executing leasing strategies for properties within the retail portfolio. Highly sensitive to what is happening in the retail market, you will be able to identify market trends, capitalise on opportunities to secure new tenancies. This position calls for a highly-energetic, driven professional with a diverse industry network; possesses analytical, communication and collaboration skills as well as experience in leasing.
You will report to the Cluster Head, Leasing. Your key responsibilities:
  • Manage physical properties in one or diverse locations and maintains the performance of one or more properties to achieve the highest possible net operating income/profitability through maximizing of occupancy and rental income with the most desirable and productive tenants.
  • Responsible for leasing retail spaces in CapitaLand portfolio
  • Handle lease negotiations for new leases and renewals for portfolio assigned
  • Plan and implement the tenancy mix for malls
  • Source and secure suitable tenants that fit into the desired tenant mix at the malls (new and renewal tenants).
  • Handle leasing enquiries and make necessary recommendation of retail spaces at the malls to prospects
  • Work closely with asset managers to achieve optimum mall occupancy/revenue
  • Work with malls to constantly strengthen and refresh trade mix with new and exciting retail concepts
  • Conduct market research to keep abreast of retail market and trend
  • Establish strong network with retailers and tenants
  • Involve in mall's asset enhancement initiatives via active contribution in repositioning and restructuring of trade mix as well as reconfiguration works that will increase rental yield and further add value to the mall
  • Ensure all the necessary documentation required in the fulfillment of activities such as leasing month end reports, occupancy and renewals status, etc.
  • Coordinate with other department heads to ensure effective and efficient operation of the property
Requirements:
  • Degree or Diploma in Estate Management, Building or equivalent
  • Preferably minimum 5 years’ relevant experience in similar capacity in the retail industry
  • Strong interpersonal, communication and negotiation skills
  • Possess good network of tenants and contacts
  • Possess positive disposition and resourcefulness and a team player
  • Sound understanding of the real estate and retail industries preferably in shopping complex
  • Computer literate with strong proficiency in Microsoft Word and Excel
  • Strong report writing and presentation skills
  • Ability to multi-task and an eye for details
  • Self-motivated and able to work under pressure with tight deadlines
