Job Description

Primary Function of Position:

The responsibilities of this position include managing a broad range of corporate real estate initiatives located throughout the Asia Pacific and India region. This includes recommending and implementing outsourced vendors to fulfil resource requirements, implementation of real estate solutions including the acquisition, disposition of real estate assets, construction management, and the management of facility and building operations and site services. This role will have the responsibility to manage the execution and delivery of these services providing consistent support for the region while exercising sound fiscal stewardship in support of the company’s business objectives.

Essential Job Duties

  • Working closely with the Director of Global Real estate supporting all activities related to the real estate site selection and due diligence process for property acquisitions and dispositions.
  • Support for each site and workplace throughout the life cycle of occupancy including all site building operational issues, employee site services, and property management responsibilities.
  • Working closely with the Director of Design support of the architectural building design standards and construction implementation process, for small- and large-scale site and building development.
  • Management of corporate construction process tenant improvement work, renovations, relocations, and expansions of facilities adhering to agreed practices and standards.
  • Implementation of architectural, mechanical, electrical design standards with a demonstrated knowledge and understanding of mechanical and electrical design practices for large scale biotech manufacturing environments, clean rooms, lab environments.
  • Hands on management of contract negotiations and transactions of various types including vendor contracts, service agreements, construction contracts, materials contracts, lease and sublease contracts, and legal documents of various types.
  • Support for the management of lease administration process, rent payment process, and landlord relations, and property management as and when needed.
  • Creation and management of annual capital and expense budgets for the Asia Pacific & India Theater
  • Ability to provide feasibility studies and analysis based on total cost of ownership including ROI, NPV, Cash & P/L analysis.
  • Ability to analyze, evaluate and make recommendations to senior management regarding real estate strategies and tactics, initiatives, programs, department goals and objectives.
  • Management of all operational functions within each office including general maintenance of the workspace, technical maintenance of mechanical and electrical equipment, and soft services such as cafeteria services, mail distribution, shipping receiving, office supplies, janitorial and housekeeping services, etc.
  • Management of monthly and quarterly P/L for the Asia Pacific & India real estate portfolio including budget forecasting, actual cost accounting, variance to budget analysis, accruals, and reconciliations.
  • Creation of financial reporting information that integrates with GL reporting requirements.
  • Management of all corporate level operational programs that support the office functions.

Qualifications

Required Skills and Experience:

  • Strong leadership skills and experience in real estate matters and facilities operational issues
  • Ability to develop and maintain positive relationships with in-house resources, business groups, operations personnel, and senior management.
  • Ability to develop and maintain positive relationships with external resources, such as consultants, outsourced business partners, regulators, and municipalities.
  • Expertise in the management of large-scale tenant improvement projects and green field building and development projects.
  • Expertise in the management of construction management, and project management disciplines.
  • First-hand experience working with and directing the operation and work output of various professionals, such as attorneys, architects, landlords, general contractors, sub-contractors, material suppliers, and real estate brokers.
  • Excellent communicator both oral and written.
  • Strong analytical skills.
  • Results oriented and comfortable with a management by objectives style of management.
  • Self-motivated and directed and excellent interpersonal skills.
  • Excellent decision making, problem solving, and problem resolution/negotiation skills.
  • Experience managing capital and expense budgets from the budget inception. through monthly, quarterly, and year-end financial close periods.
  • Ability to travel throughout the Asia Pacific and India region on a regular basis with an emphasis on Malaysia, India, Japan, Korea, and China.

Required Education And Training

  • Minimum B.S. degree in one of the following: Architecture, Mechanical Design, Electrical Design, accredited Construction Project Management Degree, or other related engineering discipline.
  • Minimum 10 Years of direct corporate level experience managing a theater of real estate and operations remote from corporate headquarters within a company of $3B in revenues or greater
  • Experience in managing corporate real estate assets in the manner described above within the Asia Pacific & India theater including direct experience countries such as: Malaysia, India, Japan, Korea, and China.
  • Excellent personal network of vendors, materials and parts suppliers, resource providers, consultants, architects, and contractors throughout the Asia Pacific & India theater with a practical application of these resources on tier one high performance projects of both large and small scale.
  • Strong familiarity with the application and use of CAFM software, Microsoft Project Software, Excel Spreadsheets, Time management scheduling software, PeopleSoft H.R. Software, and financial analysis tools.
  • A team player comfortable working with a diversified role under the umbrella of a Real Estate and Workplaces Services organization in a self-directed yet centrally managed department structure.
